For New-Build Buyers

Your snagging list, tracked to resolution

Just moved into a new build? The defect liability period is when your developer must put things right - but only if every snag is reported clearly and backed by evidence. Defectly turns your snagging list into a structured, photo-evidenced record your developer cannot dispute.

Why new-build buyers use Defectly

One Structured Snagging List

Log every snag with a photo, location, and category. Each one gets a unique reference and a timestamp - no more scribbled lists or scattered phone photos.

Evidence Developers Cannot Dispute

Date-stamped photos attached to every snag show exactly what was wrong and when you reported it. If the developer pushes back, the record speaks for itself.

Track Every Snag to Resolution

See which snags are open, which the developer has acknowledged, and which are actually fixed. Nothing quietly drops off the list.

Built for the Liability Period

Most new builds come with a two-year defect liability period from your developer. Keep reporting throughout it, with a continuous record of everything raised.

Clear Communication

Comments and status changes live on the snag itself - not buried in email chains with the site office or customer care team.

Ready If You Escalate

If a dispute goes to your warranty provider or the New Homes Ombudsman Service, you have a complete timestamped history of what was reported and how the developer responded.

How It Works

From moving day to a snag-free home

1

Step 1

Walk your new home

Room by room, log every snag as you find it - photo, location, description. Our [UK snagging checklist](/snagging-checklist-uk) tells you exactly what to look for.

2

Step 2

Share the list with your developer

Send a professional, referenced snagging report instead of a long email. Every item is numbered, photographed, and timestamped.

3

Step 3

Track fixes to completion

Follow each snag from reported to resolved. Verify the work, and keep the full record for your warranty and any future sale.

New-Build Buyer FAQs

Snagging your new build - answered

Most UK new builds come with a two-year builder warranty period during which your developer is responsible for putting right defects in their workmanship, followed by structural cover (typically to year ten) from a warranty provider such as NHBC. Reporting snags clearly and promptly during the two-year period - with evidence - is what Defectly is built for.
Everything from cosmetic issues (paintwork, sealant, scratched glazing) to functional defects (doors, sockets, drainage) and unfinished work. Our room-by-room [UK snagging checklist](/snagging-checklist-uk) covers what to inspect, and our guide to [what snagging is](/news/what-is-snagging) explains the basics.
Ideally at the pre-completion inspection your developer should offer before legal completion, then again as soon as you move in - and keep logging issues as they appear throughout the defect liability period. Defectly timestamps every snag, so the record shows exactly when each issue was raised.
The New Homes Quality Board (NHQB) publishes the New Homes Quality Code, which registered developers commit to follow, including how they handle complaints after you move in. If a registered developer does not resolve an issue, you can escalate to the New Homes Ombudsman Service. A clear, timestamped record of what you reported and when - exactly what Defectly produces - supports any complaint you make.
Every snag in Defectly has date-stamped photos, a unique reference, and a full history of comments and status changes. That evidential record makes it much harder for a developer to claim an issue was not reported, was caused later, or was already fixed.
